Under the authority of the WDFN Land Code, the First Nation has the authority to enter into ninety-nine-year lease agreements with developers which may be renewed at any time. Both commercial and residential lease options are available and can be structured as a prepaid capital lease or an annual payment operating lease.
The general leasing process includes:
- Developer completes an “Offer to Lease” and submits to the WDFN Lands department for processing.
- The “Offer to Lease” is presented to WDFN Chief and Council for consideration and approval. Proof of financing will be required prior to any approvals.
- Upon approval, a lease agreement based on the terms of the offer with be drafted for execution by WDFN and the tenant.
- During the term of the lease or at the expiration of the lease, the tenant can request to renew to 99 years. An independent appraisal will be commissioned, and a new lease rate will be calculated based on the appraisal.
Chief Whitecap Trail Business Park is a fully serviced park designated for commercial and light industrial uses. 28 acres of land are currently available for development, starting at $150,000 per acre with build to suit options.
